AERO Apartments plays a significant role in the 68-acre, 1,300-home redevelopment at the former Alameda Naval Air Station, an important area of growth for the island intent on reducing automobile reliance and minimizing impact to the environment. The overall Alameda Point Site A will create a cohesive, transit-oriented community with residential, retail, commercial, office and enterprise spaces served by a new waterfront park and ferry terminal.
The block-sized, 200-unit AERO Apartments is the first mixed-use project of the development and will make a significant placemaking contribution to the West Atlantic Avenue view corridor and Alameda Point gateway. Four stories of flats and townhomes enclose a parking garage, ground floor courtyard, and pedestrian paseo. A dramatic 60-foot butterfly roof creates a local landmark while incorporating a rooftop lounge and patio with panoramic views of San Francisco Bay. The project’s forms, materials, and colors are inspired by nearby preserved hangars and maritime infrastructure. Each side of the project creates a pleasant pedestrian frontage, integrating stormwater planters which buffer ground floor apartment patios, corners activated with resident amenities including 9,500 square feet of retail space, and wide sidewalks, deep awnings, and storefront windows along West Atlantic. Project planning and design coordinated with surrounding parcels helping to create a cohesive sense of place for the new neighborhood.
Sustainability strategies include the innovative incorporation of the “wrapped” parking garage that minimized use of concrete and enabled natural ventilation. Fifty parking spaces are EV ready. Alternate transport is encouraged through resident bike parking located along the Orion Street bike lane, and proximity to bus lines and a new ferry terminal. AERO is LEED Gold certified.
