Cypress Point will provide critically needed affordable family and workforce housing to Coastside San Mateo County on a sloping site above the Point Montara lighthouse. Seventy-one units are clustered into fifteen buildings of two to six homes each, creating a scale and utilizing materials that reflect those of the surrounding neighborhood. The buildings are organized around a central open space, with homes oriented to take in ocean views while creating a close-knit community. A shared amenities building at the heart of the project will provide indoor and outdoor gathering spaces, shared laundry, and resident services including after-school programs.

Efficient site design concentrates the new homes on the previously developed portion of the site, allowing half of the site to remain open space and include perimeter setbacks ranging from 100 to 250 feet. Site lighting will create a secure and attractive evening environment while avoiding glare impacts on neighboring homes and addressing night sky requirements. Native plantings will further screen the project from the surrounding neighborhood.

An extensive community engagement process gathered critical input from neighbors that impacted the program as well as the site design. Consistent with the Local Coastal Program policies, the project will minimize environmental impacts and maximize sustainability measures. The site, originally developed for military training, has more recently become a neighborhood open space amenity; the project preserves open space access with new walking trails and a vista point. Sustainable features include passive stormwater management, solar panels, EV charging stations, and a community garden. Secure bike storage and pedestrian routes encourage active living.
