John Fox Place

Seattle, Washington

Low Income Housing Institute (LIHI)

John Fox Place creates 104 affordable homes and resident amenities along a densifying, resource-rich multimodal corridor in northwest Seattle. The project serves families and individuals making 50-60% of the area median income, including 12 apartments for families and individuals exiting homelessness and five apartments for formerly homeless veterans. Resident amenities create a “storefront” along Aurora, including a program/classroom and a community room with kitchen and computer station that opens onto an on-grade, all-ages courtyard. A top-floor terrace looks south to Green Lake, Downtown Seattle, and Mt. Rainier.

John Fox Place makes an expressive contribution to the Aurora Ave corridor, utilizing a palette of vibrant paneling, natural wood indoor-outdoor cladding, and abundant windows that channel the Pacific Northwest spirit. Sustainability measures include no on-site parking, bike rooms on each floor, all-electric power, a 30-kw rooftop solar array, high-efficiency envelope, and naturally-ventilated corridors.

The project is named after John V. Fox, a longtime Seattle affordable housing preservation activist. As Executive Architect and Architect of Record, PYATOK worked with local firm and regular collaborator  HEWITT.
