The Randall at Mill District

With the relocation of a lumber mill, a 9.6-acre site in downtown Healdsburg is transforming into Mill District, a new community with mixed-income housing, a hotel, community amenities, and public open space including a redwood grove. The Randall is a publicly-funded, 100% affordable housing project comprising 41 flats and townhomes as part of this larger development.

While meeting the specific needs of resident households, The Randall extends the design vocabulary of the larger neighborhood, reflecting a grandeur and scale of vintage multifamily housing while capturing the utilitarian qualities of agricultural and industrial buildings. Family-sized two- and three-bedroom units are concentrated on the lower floors, allowing children easy access to outdoor play areas, the communal front porch, and garden. The ground floor also houses resident amenities including a lobby, management offices, a community room with kitchen, tuck-under parking, and a bike room. Rooftop solar panels are positioned as a modern ‘cornice,’ with translucent outer edges casting dappled shadows to match those of the patio trellises and trained vines.

Outdoor spaces, including a barbecue area, a vegetable garden, and smaller landscaped spaces and swales, are punctuated by a distinctive industrial piece preserved from the site’s earlier mill.
