BART Selects Adeline Alliance Team to Develop Ashby Station TOD

On July 10th, the Bay Area Rapid Transit District (BART) Board of Directors voted unanimously to partner with Adeline Alliance Partners to develop the 4.4-acre Ashby Station West Lot in South Berkeley into a forward-looking mixed-use transit hub.

The proposed development envisions transforming the triangular surface parking lot into five midrise buildings separated by public plazas and paseos and creating 309 affordable family/senior/workforce homes, 309 market-rate homes, 25,000 square feet of community commercial and retail spaces, and parking for residents, visitors, and commuters.

The Adeline Alliance is a multidisciplinary team of local and market-rate developers and master plan designers who have spent the past several months crafting an actionable and equitable, 618-home, mixed-income, mixed-use development proposal. The Alliance brought together market-rate developers include The Pacific Companies and Oakland-based Strategic Urban Development Alliance, the latter currently working on a similar scope at West Oakland BART Station; affordable housing will be developed by Berkeley-based nonprofit Resources for Community Development, who just completed the much-lauded Maudelle Miller Shirek Community project adjacent to Ashby Station. The Master Plan team includes DIALOG/Urban International Studios, Oakland-based PYATOK, Berkeley-based Yes Community Architects, and San Francisco-based landscape architects Plural Studio

The Adeline Alliance was chosen by BART based on the team’s extensive experience on BART TOD projects, its established rapport with area community groups, diversity, and local roots, the proposal’s financing viability, and the alignment of the proposal’s vision with BART’s development goals and priorities. The Ashby Station West project will contribute to BART’s systemwide plan to develop 20,000 housing units (35% affordable) by 2040.
